Stoa Group has expanded its construction operations from the Gulf Coast to the Carolinas. We are a fully integrated owner, developer, builder that concentrates in stick frame Multi Family. We do not compete for 3rd party work but create our own pipeline of projects giving us full control over every aspect of the project life cycle. Our average project size is 300 units and currently we have 2500+ units under construction. Now is the time to get in on the ground floor of a new market to help us build our local operations.

We are seeking a Pre-Construction Estimator - Multifmaily for our Support Office in Charlotte, NC. The Pre-Construction Estimator is responsible for managing all aspects of pre-construction and leading to the physical construction of a Multifamily construction project.

Ideal candidates will have a considerable experience in Estimating, Business Development, Quality Assurance, and Project Management to provide comprehensive solutions for pricing, design value analysis, contracting, and pre-construction activity schedule.

Job Responsibilities include (but may not be limited to):

  • Entitlements and Design
    1. Coordinate and manage the design process with architects and engineers from inception to completion.
    2. Work with the operations team to improve the construction design.
    3. Coordinate and manage entitlement process to include zoning meetings, permitting, etc.
  • Budgeting
    1. Establish project budget based on historical data and design
  • Estimating and Bidding
    1. Complete necessary take-offs to do bid analysis.
    2. Create a bid package
    3. Answer any bid RFI/questions
    4. Analyze and qualify bids. Coordinate updates with trade partners.
    5. Prepare and present bids for review.
  • Contracting and Buy Out
    1. Notify subcontractors of intent to award.
    2. Establish "Scope of Work" for subcontract/PO with Project Manager input.
    3. Oversee coordination of fully executing subcontracts and purchase orders.
  • Trade Partner Relationships
    1. Maintain quality relationships with trade partners.
    2. Establish new trade partner relationships.
  • Scheduling
    1. Work with Master Scheduler to establish baseline schedule.
    2. Review any requested changes from the field/Project Manager and present them for approval.
  • Construction Hand-off and Support
    1. Establish and lead construction hand-off meetings.
    2. Provide ongoing support to Project Manager for all scope and buy-out questions.

Requirements & Qualifications:

  • A degree in Construction Management or a related field. Equivalent work experience may substitute.
  • Supervisory experience a plus
  • Experience in General Construction; Multifamily construction preferred
  • Excellent problem-solving, multitasking, written, verbal, and interpersonal communication skills.
  • Ability to analyze construction documents and read blueprints
  • Knowledge of construction building codes and building methods.
  • Working experience with construction and business software, including scheduling, estimating spreadsheets, P6, Procore, Blue Beam
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up.
  • Valid Driver's License
