Position Overview:

We are seeking a highly motivated and detail-oriented Development and Entitlement Specialist to join our Land Development team. Reporting directly to the Director of Land Development, this role requires a unique blend of skills, combining aspects of civil engineering, real estate development, and project management.

Responsibilities:

  • Collaborate with architects and engineers to ensure project compliance with ordinances, utility capacities, and other development requirements.
  • Conduct due diligence on potential sites, including analysis of zoning regulations, feasibility studies, and environmental factors such as wetlands.
  • Manage architects, engineers and land planners through the product selection, site planning, design and project approval processes.
  • Prepare and submit projects to planning commissions and work closely with city officials to secure entitlement approvals.
  • Utilize strong presentation skills to effectively communicate project plans and proposals.
  • Research building codes, city ordinances, impact fees and other regulations to ensure project compliance.
  • Coordinate with various consultants, trades, and internal construction teams.
  • Conduct site visits, approximately 20% travel, to oversee project progress and address on-site challenges. *This is an on-site role based in Charlotte, NC.

Qualifications:

  • Bachelor's degree in Civil Engineering, Real Estate, Construction Management, or related field.
  • Proven experience in civil engineering, real estate, or construction.
  • Understanding of zoning regulations, city planning, and building codes and design are a plus.
  • Excellent presentation and organizational skills.
  • Strong project management capabilities.
  • Ability to collaborate with cross-functional teams and external consultants.
  • Experience working with city officials and navigating the approval process.
