Stoa Construction is seeking a full-time Preconstruction Takeoff Specialist. The Pre-Construction Takeoff Specialist plays a key role in the early stages of project development by reviewing construction documents and producing accurate material takeoffs. This position supports the preconstruction team by identifying and quantifying the materials needed for each project based on architectural, structural, and MEP plans. The role is highly detail-oriented and technical, requiring precision in material breakdowns and strong collaboration with internal teams to ensure accurate preparation for upcoming starts. While listed under Hammond, this is an on-site role that may be based out of one of our office locations, including Charlotte, NC or Pensacola, FL.
Key Responsibilities:
- Perform comprehensive material takeoffs for multifamily residential construction projects, including framing materials (e.g., lumber), Roofing, Trim, Hardware, Other finish materials
- Review full sets of construction drawings (including MEP plans) to break down and list the materials needed for each project
- Collaborate with the internal preconstruction and design team to clarify plan details as needed
- Complete takeoffs to support 4-6 project starts per year in the Gulf region
- Use takeoff software such as PlanSwift, Bluebeam, STACK, or similar tools to streamline work
- Organize and maintain historical takeoff records for internal reference and standardization
- Participate in occasional site visits to better understand field conditions (travel ~15-20%)
Qualifications:
- 2-5 years of experience in material takeoffs, estimating, or construction plan analysis
- Strong understanding of architectural and construction drawings, including MEP systems
- Experience with digital takeoff software such as PlanSwift, or similar
- Excellent organization and time management skills
- Strong attention to detail and accuracy
- Experience with multifamily or residential wood-frame construction preferred
Compensation & Benefits:
- Base Salary Range: $55,000-$70,000 depending on experience
